The Origin Story

From building sites toย building wealth

Adam Leach's path into land subdivision didn't begin with a grand plan. It began with exhaustion. After years running a successful construction and building company, he'd built something that looked impressive from the outside โ€“ but felt like a trap from the inside.

"I was good at building. But I was building someone else's wealth more than my own. I needed a smarter vehicle."

That's when he turned his attention to land subdivision. Fewer moving parts. Better margins. And crucially โ€“ the ability to use other people's capital to fund projects while retaining the upside.

Over the next two decades, Adam completed over 30 land subdivision projects totalling more than $300 million in value โ€“ spanning residential, commercial, industrial and childcare development.

"I'd figured it out through trial, error, and some expensive mistakes. I wanted to give people the shortcut I never had."

LandED was born from that conviction. Built initially as a course, it's evolved into a full mentoring program โ€“ because Adam understood that knowledge alone isn't the gap. People need ongoing support, community, and a guide who's actually done it.

Today, Adam works directly with students across Australia โ€“ from complete beginners to experienced investors looking to scale into larger and more complex projects.

What We Stand For

The principles behind everything we do

Numbers Over Emotion

Every decision in land subdivision should be made on financial facts, not excitement. We build this discipline into every student from day one.

Conservative by Design

We target a minimum 30% margin on costs. Not because we're conservative โ€“ but because that buffer is what keeps you safe when reality doesn't match the plan.

Simplicity Wins

Subdivision has fewer moving parts than built form development. That's a feature, not a bug. We don't add unnecessary complexity โ€“ we strip it away.

Real-World Application

Everything taught in LandED comes from actual projects. Not theory. Adam has personally done what he teaches โ€“ and every system reflects that.
